Gentlemans traditional Victorian farm which is set in a very attractive location just outside the village of Ae, Dumfries and Galloway. The site also contains two streams and two mill race ponds which served the water wheel to the Threshing Barn. Sadly just the worn stones remain where the water wheel brushed the side of the barn wall.
The property is wonderfully situated with 61 acre footprint. It is also important to note that the property is not located in a flood zone and there are no visible wind farms, pylons, radio or telephone masts from the farm which help to give you the impression of being truly with nature. The vendors are non smokers and pets are not allowed in the main house.
Access to the smallholding is achieved through a pair of electric gates with intercom system at the end of a long private road complete with a stone bridge over one of the streams

This room still contains its original sandstone fireplace which surround an AGA electric range and cooker. The second of the cottages is named "Shepherds".Â
This first floor two bedroom self-catering unit consists of an open plan kitchen and living room with feature Dowling log stove. It also has its own WC/shower room and is heated by radiators.
The third of the cottages is named "Hayloft" and is the bigger of the three cottages. This beautifully presented four bedroom cottage provides accommodation over ground and first floor level. The ground floor comprises of all four bedrooms with separate shower and toilet facilities.Â
Access to the first floor is given by an open oak staircase leading to the open plan living room and kitchen and family bathroom.Â
This cottage contains some period features and under floor heating downstairs with radiators installed on the first floor.
