Lisciano Niccone, Umbria, Italy
Ref No: KE015-LI-SA154
Beautiful farmhouse restoration in an Umbrian hamlet.
This beautiful stone-built property is located in a mid position in the hills on the south side of the very desirable Niccone valley to the north of Lake Trasimeno. Accessed by a black top road, the house has been restored recently by the present owners to a very high standard.
On the ground floor there are two double bedrooms both with en suite bathrooms and a large tv/music room, all rooms have french doors leading to private terraced areas. A glass spiral staircase leads up to a spacious dining/living area and modern fitted kitchen complete with integral appliances. The living area has a fabulous original fireplace and large log burning stove.
This first floor can also be accessed on its far side by a traditional external staircase. French doors in the kitchen also lead out onto a spacious terrace and garden, a perfect place for outdoor dining and enjoying the delightful views over the surrounding hills.
The house is well insulated for coolness in summer and warmth in winter, with gas-fired underfloor heating throughout and double glazing in all solid cherry wood windows and french doors. Ceramic floor tiles are used throughout the house adding to the sense of space and the ceiling tiles are traditional terracotta pianelle. Mains water and electricity are connected and LPG gas stored in an underground tank provides energy for cooking and heating.
The owners have just been granted planning permission to develop the private gardens, the plans include building a sheltered sun-terrace, garages and a log store.
Planning permission is not easy to get in Italy, so this represents a fantastic opportunity to enhance the property and shouldn't be missed !
Energy rating class G. EPI: 570.00kWh/m2p.a. (This is a typical rating of an old farmhouse in Italy!)
The short gravel country lane which leads off the black top road up to the hamlet continues past the house to serve just another 2 other properties, and more land belonging to the house is on the far side of this lane, for a total area of 1400 sq.metres. This provides ample parking space and the planning consent granted would allow a wooden (non-permanent) garage building. The proximity of 3 other houses, with some permanent local residents, gives a high degree of neighbourhood security.
The house is very close to the Tuscan Umbrian border therefore, benefits greatly from an attractive choice of good restaurants and bars nearby, with general stores, speciality bakeries and other amenities in the local villages of Lisciano Niccone and Mercatale. Lake Trasimeno can be reached in under 30 minutes, the famous towns of Assisi, Citta di Castello and the Tuscan town of Cortona can be reached in around 35mins. Perugia, the Umbrian capital city, hosts an airport with direct flights to London Stansted and other European destinations is about the same distance away.
Other airports with many more destination options include Pisa, Rome (Ciampino and Fiumicino) and Bologna. All are around 2-2 ½ hours away from the house. We use Pisa and Rome frequently.
