What’s going on in the estate agency at the moment? Well, you’ve got the online offering, which is maybe 5%, and it’ll probably get to 20% of the market. You’ve got independents having to drop fees in order to compete with the online offering, and with the low levels of stock, this isn’t great. You’ve got what I call the incumbents—the big agencies—that aren’t really evolving.
